Below is a summary for many of the architectural standards for Arbor Glen Cluster. Please note: Before any changes can be made to the exterior of your property (including major landscaping) you must have obtained approval from Cluster BOD and the Reston Design Review Board (DRB). The only exceptions are those items which the Cluster already has as a "standard" and has already been approved by the DRB. Reston Association has the legal authority to require that the homeowner restore the property to its original condition at his or her own expense. Get approvals before you remodel to avoid an expensive mistake. This information can be found in the Rules, Regulations, & Policies document in GOVERNANCE menu.
- Storm doors must be the "full-view" type with either the full-sized panel of glass/screen (such as Andersen 4000 Series Fullview) or the self-storing type with a slide-away insect screen such as the Andersen 3000 series Self-Storing. The frames of the storm door must be white. This standard applies to all doors, front or rear.
- Approved garage door replacement is either the Haas RHT 770 - Platinum or the Haas RMT 670 - Gold. Refer to page 11 of the document below available for download. Academy Door & Control Corp. located in Chantilly, VA. 703-431-0300 carries the approved door. The door must be painted the same approved color of your current garage door.
- Homeowners are responsible for maintaining the lamppost itself, the post light fixture, and two front exterior light fixtures on his/her property in good working order. The lampposts must have a working sensor to turn on the light automatically at night. The approved models are:
- Approved replacement for Back Door/Deck Lamp: Westinghouse #66803 7 3/8x6 diameter, with 7" extension, 6 inch glass globe, in black finish only.
- The approved replacement roof shingle is: CertainTeed Landmark Pro in Max Def Heather Blend. This shingle offers a 15-year algae resistance and can withstand winds up to 110 mph winds. This architectural shingle replicates a dimensional appearance of true wood shake.
- Homeowners can choose either a transparent or semi-transparent deck stain in light to medium brown. Any clear transparent waterproofing sealant is approved. Stains are approved as long as they provide a natural wood tone in the light to medium brown color range - ONE COAT ONLY, NO SPRAYING. Grey, Blue, Green, Redwood, or any other color stains are NOT to be used. Painting decks any color is NOT allowed.
- Modifications to the black asphalt driveway color or materials used must have prior approval of the Cluster and the DRB.
- Shutters are optional. Homeowners have the option of no shutters or maintain/replace/re-install shutters as specified in detailed approved plan specific to your model townhouse.
- Homeowners are responsible for maintaining the exterior of their homes. Homeowners will be cited if home is showing signs of deterioration such as color fading, rotting boards or trim, sagging fences, gutter and any non-compliance issues. Homeowners must address issues and correct within a reasonable period.
- Townhouse colors are specified and mandatory, can not be changed. Siding and Fences: Olympic Solid Latex Stain in Chamois (Tan) or Beachwood (Green). Front Doors, Garage Doors, and Shutters: Benjamin Moore Latex in Hamilton Blue (#36), Cottage Red (#22), or Tarrytown Green (#HC134). Trim: Benjamin Moore latex in Brilliant White (#01). All painting/staining must be brushed or rolled - absolutely NO SPRAYING. Spraying can damage your property and the property of your neighbors. Use a latex product whenever possible. Otherwise the surface requires special preparation before latex paint can be applied over oil-based paint. NOTE: Paint/Stain Brands are specified because colors can not be matched in other bands of paint/stain due to their base mixture. DO NOT let contractors sell you on another brand - the cost is greater to redo!
