Requirement for the resale certificate:
The Virginia Property owners' Association Act (Virginia Code Title 55, Chapter 18, §55.1-2309) requires you (as the seller) to obtain from Arbor Glen Cluster Association a resale certificate to provide to the purchaser of your property. This disclosure packet (Chapter 18, §55.1-2310) provides information about the Association: assessments, financial statements,governing documents, any architectural violations of your property, and other important information relative to living in a townhouse community Cost for resale certificate:
The fee is $176.64 payable to Arbor Glen Cluster Association at the time the digital copy of resale certificate is requested. By law, the Cluster has 14 days from the date of your written request and payment to deliver the disclosure packet. There is addititional fees associated with paper copy, additional copies, updates, and expediting the resale certificate. |
What you must do if planning to sell your property:
First, notify the Cluster Treasurer that you are planning to sell your property to start the process. The Board will perform an inspection of your property for compliance with the Cluster standards and rules for exterior maintenance. Second, provide a check for $176.64 100 for a digital copy of the resale certificate and all pertaining documents made payble to Arbor Glen Cluster Association and mail to: Arbor Glen Cluster Association PO Box 723 Herndon, VA 20172-0723 IMPORTANT NOTE: You will also be required to provide your potential buyer with Reston Association Resale Certificate.
